Run your body corporate in Hamilton

Body corporates in Hamilton are run under the Unit Titles Act 2010, as amended in 2022. Owners can run their own body corporate at any size, and no body corporate manager is required. A body corporate with 10 or more principal units elects a committee unless it decides otherwise by special resolution, and every body corporate keeps a long-term maintenance plan, reviewed every three years. Quarter holds what a manager would otherwise hold: levies and the long-term maintenance fund, the records and operational rules, notices and minutes for meetings, and an assistant that answers owners' questions from your own documents and the Act.

Questions people ask

Do we have to have a manager?

No. The Unit Titles Act 2010 lets a body corporate run itself at any size. Body corporate managers are not licensed, and since 2024 one you keep must have a written contract and disclose conflicts of interest.

How do we find our unit plan number?

It is on your levy notice, your pre-contract disclosure statement and your record of title, and your body corporate number is usually the same as the unit plan's. LINZ can find it by address, and where the title register holds it, your building's page on Quarter shows it.

What can the committee decide without a general meeting?

Whatever the body corporate delegates to it, which is often most of the day-to-day running. Decisions that need a special resolution cannot be delegated, and the budget and levies are set at a general meeting.

How much does a body corporate manager cost?

Base fees run $180 to $360 a unit a year, with minimum fees of $2,400 to $3,600 for a small building. Disbursements, commissions and extra meetings add about 20% to 50% on top. Quarter self-managed is $12 a unit a month for the first 50 units, $8 for the next 50 and $5 after that, with the first 30 days free.
