The roof is common property, so a solar array on it changes something all three lots share, and every owner has a say. This motion settles it all at once: whether it goes ahead, how big it is, what it is estimated to cost, which fund pays, and that the owners corporation looks after the roof area affected. NSW law treats solar as sustainability infrastructure, so it passes unless 50% or more of the votes, counted by unit entitlement, are against it. Before voting, owners must consider the cost, who will own the system, how it is installed and maintained, and which lots can use the power. The 35 kW size is estimated from a model of the roof and can be tested against quotes.
