A body corporate runs on two bodies of writing: the law where it sits, and its own operational rules. Almost nobody has read either. Quarter has read both, and shows you where each answer came from.

What it does

It answers from your building, not from the internet
Your operational rules, minutes, policy and maintenance plan, indexed clause by clause so an answer points at clause 4.3 rather than a 60-page PDF.
And from the legislation, where we hold it
The enacted text, searched as you ask. Not a summary of the Unit Titles Act 2010, and not a memory of it. Answers cite the section.
It knows who is asking
A resident, an owner and a committee member are entitled to different things, so levies, contacts, documents and ownership records are gated on who is asking.
It does the next bit too
An answer is rarely the end of it. Quarter can raise the request, open the task, draft the proposal or email the contractor in the same conversation.

How it works

  1. Documents are read when they arrive and indexed into passages that can be quoted. Governing documents are indexed clause by clause, because those are the ones an answer has to cite precisely.

  2. The legislation is held as text, per jurisdiction, and searched the same way. Nothing is fetched from a website as you ask, so an answer cannot change because somebody else's page did.

  3. Which law applies comes from the building's address and the vehicle it was set up under, not from which of our two websites you arrived on.
