Install rooftop solar
This proposal asks the owners corporation to decide whether to install a solar photovoltaic system on the shared roof, including the inverter and the cabling needed to connect it. Because this changes the appearance and use of common property, and will likely need a building or planning permit, the law requires it to be approved by a special resolution rather than an ordinary vote. That means it needs a strong majority in favour, calculated by lot entitlement, not just a simple majority of those who vote. The motion below sets out the size of the system, the estimated cost, and which fund would pay for it. If passed, the owners corporation would be authorised to proceed with the installation on those terms.
Motion
That the owners corporation, by special resolution, approve the installation of a 30 kW solar photovoltaic array and associated inverter and cabling on the common property roof of 48 Orrong Crescent, at an estimated cost of [COST] to be funded from the [FUND].
