With a manager, pricing. Quarter

Keep your manager. Stop paying for the software you hate.

Check your budget and bills. We bet you're paying for the body corporate manager software you never use or hate logging into once a year. Replace it with Quarter.

Go and look at your budget.

Somewhere in the papers your body corporate manager sends before the AGM there is a line for software, and a good chance you have never seen what it pays for. It takes a minute to check, and it is your money either way.

Look for the line
On the operating budget or the last accounts. It might be a software licence, a portal fee, a technology levy or a platform charge.
If it isn't there, it's inside the fee
Which doesn't mean you aren't buying it, only that you can't see the price. Ask what the platform costs and whether it is recovered from the building.
Then ask who has a login
The useful question is who it was bought for. If nobody in the building has ever logged in, you have paid for somebody else's filing cabinet.

Bring us the invoice

Show us what you're paying for your existing software and we'll beat it by 20% for the first contract term.

The software line, not your management fee. We are not asking you to leave your body corporate manager. Send us the line off your budget and we will put the number in writing.

None of this is an argument for sacking anybody. A good body corporate manager earns their fee. It is an argument for knowing what is on your own budget.

You're probably already paying for software that sucks.

You're paying for it. You're just not the one using it.

The software a building runs on is chosen by the manager, licensed to the manager and recovered from the owners. Most owners never get a login.

You may have met the owner's end of it: the StrataMax Online Owners Portal, Community by Urbanise, MRI Strata Master Connect. Sent a login once, opened never.

Can't find it? Then it isn't itemised, which means it is inside the management fee. You are still buying it.

Quarter's Community layer is free. Not free for your manager: free for the building, with a login for every owner in it.

Whoever runs your building, the part every owner touches costs nothing.

See what the parts cost

Need more than software? Ask.

Most years a building needs the software and nothing else. Some years it needs a return filed or somebody to chair a difficult meeting. You don't need a management contract for that. Tell us what you need and we'll quote it.

Building review
An independent look over the records, the finances, the long-term maintenance plan, the insurance and what the law expects.
Tax filing
Returns prepared and filed from the records already in Quarter.
Legal document review
Your operational rules or a management agreement, read by somebody who does this for a living.
AGM hosting
Somebody independent to chair, hold the agenda and put the resolutions properly.
Major works proposals
Scoping, quotes and the funding case for a big job, put to owners as a vote.
Account management
A named person who knows your building, for when the committee needs somebody to hand things to.

You might be wondering...

Is there a minimum number of units?

No. Quarter works for Body Corporates of any size, from a 3-unit townhouse to a 200-unit block. The per-unit price scales with the building rather than a contract.

Can we start with Community and add the rest later?

The usual path, and why the parts are priced separately. Community is free and every owner touches it, so it goes first.

What are Governance and Finance?

The two paid parts, $6 per unit per month each, added when the committee wants them. Nothing about Community depends on either.

Does it cost more if we already have a body corporate manager?

No. Same software either way, and we're not paid differently for sitting alongside somebody else's contract.

Are there any lock-in contracts?

No. Month to month. Cancel any time and your records hand over at no charge, which is not true of every contract you'll compare this against.
