Install rooftop solar
This proposal asks the body corporate to approve fitting a solar photovoltaic system to the roof of the building, which is common property shared by all owners. It sets out the size of the array, where it would go, roughly what it will cost, and how that cost would be paid for. Because this is a capital improvement to common property rather than a sale, lease, or similar dealing with it, the law only requires it to pass by ordinary resolution — that is, a simple majority of owners voting at a general meeting, not the higher bar of a special resolution. The committee still needs to fill in the actual size, cost, and funding source before the meeting, based on quotes and advice it has gathered, so that owners are voting on real numbers rather than placeholders.
Motion
That the body corporate approve the installation of a 32 kW solar photovoltaic array and associated inverter and cabling on the common property roof of Winslow Apartments, at an estimated cost of [COST], and that the cost be met from the [FUND].
