Putting up solar panels counts as a capital improvement to the common property rather than a sale, lease, or similar dealing with it, so the law treats it as an ordinary decision for owners to make at a general meeting: it passes if more than half of the votes cast are in favour. The motion below sets out the size of the system, the estimated cost, and the fund the cost will be paid from — committee members will need to fill those details in from actual quotes and budget figures before the meeting. One thing to watch: if the money is to come out of the long-term maintenance fund and the cost turns out to be more than 10% over what that fund's plan has budgeted for this kind of work, a higher voting threshold (a special resolution) would apply to approving that spending, separate from this vote on the installation itself.
