Quarter is purpose built for building accounts.

The freedom of self-management, with the support of a manager.

Xero and QuickBooks keep a ledger honestly, and they are built for a business with customers and a chart of accounts. Quarter is built for a building: units with entitlements against them, levies raised across all of them at once, and a long-term maintenance fund that is money the building is not allowed to spend. The parts you keep in a spreadsheet beside the ledger are simply the product here.

Self-managed vs Quarter

What a general ledger can't do, and you are doing by hand.

Not a criticism of Xero or QuickBooks. It is the list of jobs that fall to somebody on the committee because the ledger has nowhere to put them.

Levies, not invoices
One levy, split by entitlement across every unit, for a period. In a ledger that is a batch of invoices built by hand each quarter and re-checked every time an ownership changes.
Two funds that cannot be mixed
Operating money and the long-term maintenance fund are separate, and in most jurisdictions that is not optional. A ledger will let you pay a roof from the wrong one and still balance.
Arrears against a unit, not a customer
Who is behind, by how much and for how long, held against the home rather than a contact. The debt follows the unit.
A fund projected against a plan
Whether the money is there in year eleven is a question about the maintenance plan, not the ledger. No accounting package models it, so it becomes a spreadsheet nobody owns.
Owners who can see it
Every owner gets their own balance, their own invoices and the budget, with nobody exporting a PDF. A ledger has one login and a bookkeeper behind it.
The rest of the building attached
The budget line, the proposal that approved it, the meeting that carried it and the contractor doing the work are one record. In a ledger only the money exists.

What to go and look for.

We are not going to print somebody else's price list. You have the real number on a receipt, and two more beside it that nobody has ever costed.

Quarter keeps the body corporate's books on a trust basis and produces the statements a general meeting needs. It is not a general ledger for anything else. We file your annual tax return through our partner tax agency, included in the price.

Need something more? Ask.

Most years a building needs nothing beyond the plan. Some years it needs somebody to chair a difficult meeting. Tell us what you need and we'll quote it.

Building review
An independent look over the records, the finances, the long-term maintenance plan, the insurance and what the law expects.
Legal document review
Your operational rules or a management agreement, read by somebody who does this for a living.
AGM hosting
Somebody independent to chair, hold the agenda and put the resolutions properly.
Major works proposals
Scoping, quotes and the funding case for a big job, put to owners as a vote.
Account management
A named person who knows your building, for when the committee needs somebody to hand things to.

You might be wondering...

Is there a minimum number of units?

No. Quarter works for Body Corporates of any size, from a 3-unit townhouse to a 600-unit tower. The price per unit falls as the building grows: $12 per unit per month for the first 50 units, $8 for the next 50, and $5 for every unit after that.

What's in Run on Quarter?

Everything a body corporate manager does. Governance: meetings, minutes, compliance and insurance. Finance: budgets, levies, trust accounting and the long-term maintenance fund. Every owner gets a login, and the first 30 days are free.

We still have a body corporate manager. Can we use Quarter?

Yes, while you give notice. Send us the management agreement and Quarter will tell you what ending it takes: the notice, the dates and the clauses they come from. The first 30 days are free.

How do you know what body corporate managers charge?

From published 2026 New Zealand fee guides, and Australian managers' own guides for the extras, because no New Zealand source puts a number on them. They are ranges, not quotes, and every estimate on this page shows the cheap end as well as the dear one. Your own budget is the real number, so put yours into the calculator.

Are there any lock-in contracts?

No. Month to month. Cancel any time and your records hand over at no charge, which is not true of every contract you'll compare this against.
